House Hunting in Chennai From a Hotel: A First-Week Plan

Deluxe Double room at Hotel Royal Inn used as a base for a house hunt
Short answer

Base yourself in a central hotel, shortlist two or three areas before you land, and view flats along the metro line to save time. Hotel Royal Inn in Thousand Lights is about 4 minutes from the metro, and the Blue Line runs from the airport to Central through this area. Check rent terms in writing.

Why start in a hotel instead of booking a flat from afar?

Flats that look good in photographs often disappoint in person. Noise, water supply, distance from the metro and the condition of the building are hard to judge from a screen. A hotel base lets you see places in person and decide in days, not weeks.

It also lets you start work or school sooner. You do not need to sign a lease before you know the city. Relocating professionals often stay two to four weeks while they search, then move into their chosen flat.

Hotel Royal Inn is in Thousand Lights, a central part of Chennai, with Thousand Lights Metro about 4 minutes on foot and AG-DMS Metro about 5 minutes by the hotel's own figures. That makes it simple to reach other parts of the city along the Blue Line.

How do you shortlist areas before you arrive?

Start with your workplace or school and work backwards. Decide how long a commute you can accept and by which mode. Chennai Metro's Blue Line runs from Wimco Nagar to the airport and the Green Line from Central to St Thomas Mount, so areas near a station can cut commute time. Teynampet is a major commercial locality on Anna Salai, and Nungambakkam is a long-established central locality with colleges, offices and consulates.

Pick two or three areas and ask friends or colleagues who live there. Look at maps to see how far each is from a metro station, a hospital and a market. Avoid shortlisting more than three, or you will spend the week travelling instead of deciding.

We do not rate neighbourhoods here, because experience varies by street.

  • Two or three areas, not ten
  • Check distance to the nearest metro station
  • Visit at the time of day you would commute

How should you plan viewing days?

Book viewings in clusters, morning in one area and afternoon in another. Leave a gap between visits for travel. Heat and traffic make Chennai slower than a map suggests, so two or three viewings in a day is realistic.

Take photos of everything: the walls, taps, cupboards, meter, water tank and balcony. Ask about water supply timings, power backup, parking and rules for guests. Ask who pays for maintenance and which services are included.

Come back to the hotel in the afternoon, rest, and compare notes in the evening. The 1BHK Room, with its in-room kitchenette, lets you make a simple meal while you review your shortlist.

What should you check in the rental terms?

Citizen Matters, summarising the 2017 Tamil Nadu tenancy law, notes that advance deposits should not exceed three times the monthly rent, that rent should be paid with receipts or digital proof, and that tenants should sign a written agreement with clear terms. It also advises inspecting the property for existing damage before moving in, so you are not blamed later.

Ask for the agreement in writing before paying anything, read every clause and ask questions. If a clause is unclear, ask a lawyer or a trusted local contact. This post is general information, not legal advice.

Do not pay a large deposit until you have seen the property, checked the owner's identity and received a written agreement.

How do you manage the hotel stay while you search?

Book a week first, then extend as needed. Rooms in the area can fill, so tell the reception early if you want more nights. Ask whether any arrangement exists for longer stays; please do not assume a monthly rate.

At our current nightly rate, 14 nights in a Deluxe Double for one guest come to Rs 25,200 and for two guests Rs 28,000, before taxes. The 1BHK Room for 14 nights is Rs 39,200. Please reconfirm current rates and taxes at booking.

Check-out is at 11 AM and check-in at 1 PM. When you finally move, ask the hotel about timing so you do not pay for an extra night you do not need.

What checklist should you use before booking?

Before you sign or pay for anything, ask these questions in order: Is the monthly total in writing? Are taxes included? Is a deposit needed and when is it returned? What is the notice period? Who pays utilities? What is the cleaning or repair policy? Is a kitchen provided and what is in it?

A hotel will answer most of these in a short call, and a flat owner should answer all of them before you hand over money. If anyone refuses to put terms in writing, treat that as a warning.

Bring a friend or colleague to a viewing if you can. A second pair of eyes catches problems you may miss, and it can be safer when you do not yet know the city.

Keep a folder with photographs, receipts and messages, from the first viewing to the last day. It takes little effort and protects you if there is a dispute about the condition of the place.
